3 Tips for Getting Top Dollar in This Market
Right now we’re in a seller’s market, but not every house sells for top dollar. Some houses don’t even sell—they expire. Here are three tips to remember if you want to put yourself in the best position to sell quickly and for top dollar:
- Remember that you live one way and sell another way. On that note, take heed of the three d’s: deep clean, declutter, and depersonalize. By deep clean, I mean clean your house until it looks brand-new. If you’d rather not do this yourself, hire someone; it’ll be money well spent. When decluttering, remember that less is more. Start packing stuff up and storing it or getting rid of it so you can make the house look bigger.

As far as depersonalizing goes, get rid of all the family pictures, religious items, trophies, etc. You want people looking at your house while they walk through it—not at pictures of your family on vacation. That kind of thing is distracting.
2. Get a pre-inspection. Find out everything that’s wrong with the house so you can stay ahead of the curve.
3. Remember that first impressions leave lasting impressions. You want buyers to fall in love with your house. They should be thinking “I want to move in—let me find my toothbrush,” not “Let me find out everything that’s wrong about this house and chop down the price.” Refreshment projects, not major renovations, will bring you top dollar. This means painting, focusing on staging and decor, adding new appliances and/or light fixtures, and fixing any issues on your pre-inspection report.
