Our Top 10 Home-Selling Secrets
Here are our top 10 secrets to help you sell your home for more.
Today Mr. Licorice and I are here to share our top 10 home-selling secrets:
10. Price it right. Find out what the price should be, knock off a few percentage points, and hopefully your listing will generate a bidding war.
9. Half-empty closets. Take half of the stuff out of your closets and organize them. Buyers love closets and storage space.
8. Light it up. Buyers love well-lit homes, so open the drapes, clean your windows, replace your shades, and put in all new light bulbs.
7. Play the agent field. It’s a big problem if you hire the wrong agent, so be sure to interview multiple professionals before settling with one.
6. Conceal your critters. Who doesn’t love a cute little cat or dog? Well, some buyers don’t actually like pets. They don’t want to walk in the house and see a bowl of dog food or toys laying around, so put that stuff away and have someone watch your little buddy during showings.
Buyers judge your home as they walk up to the front door, so be sure to freshen up your exterior, as well.
5. Don’t over-upgrade. Sure, you can make some fixes and do some upgrades, but certain large-scale upgrades won’t get you your money back when you sell.
4. Take the home out of the house. The more personalized stuff you have in the house, the less your buyers will be able to imagine themselves living there. Depersonalize your home and make it more neutral.
3. The kitchen comes first. Do some simple, inexpensive updates in your kitchen like repainting, replacing the hardware, and maybe adding some stainless steel appliances.
2. Always be ready to show. While you’re selling your home, keep your home super clean. That means no dishes in the sink, making sure the beds are made, the bathrooms are clean, and so on.
1. The first impression is the only impression. Your house may look great on the inside, but if it doesn’t look good on the outside, you might be in trouble. Buyers judge your home as they walk up to the front door, so be sure to freshen up your exterior, as well.
Hopefully these tips will help you sell your home for the most money possible. If you’re thinking about buying or selling a home, or you have any questions about real estate in general, don’t hesitate to reach out to me via phone or email. Mr. Licorice and I would love to help you.
